1. Booking Process and Payment
- Availability: Guests can check real-time availability and obtain a quote through our online booking system.
- Confirmation: A reservation is considered confirmed only upon receipt of the formal confirmation email and the payment of the required deposit.
- Rates: Prices vary based on seasonality, length of stay, and the number of guests, as specified during the booking process.
- Installment Payment: A deposit of 50% of the total amount is required at the time of booking as a confirmatory deposit.
- Balance: The remaining 50% balance must be paid at least 7 days prior to the check-in date. For bookings made less than 7 days in advance, 100% of the total amount is required upfront.
2. Payment Methods
- Stripe: Electronic payments are processed through the secure Stripe platform.
- Bank Transfer or Bizum: If choosing these methods, the booking remains “Pending” and will not be confirmed until the payment is effectively received. The selected dates will remain available for other users until the transaction is verified.
3. Security Deposit
- Amount: A security deposit of €300.00 is required to cover potential damages or breaches of the house rules.
- Refund: This amount will be refunded in full within 48 hours after check-out, following a professional inspection of the property to ensure no damages, losses, or rule violations (e.g., smoking indoors) have occurred.
4. Cancellation Policy
- Free Cancellation: Reservations may be cancelled without penalty up to 30 days before the scheduled arrival date.
- Late Cancellation: For cancellations made within 30 days of arrival, or in the event of a “no-show,” the total amount paid to date will be retained. No refunds are provided for early departures.
- Force Majeure: In the event of a serious breakdown or force majeure beyond the owner’s control that prevents the occupation of the property, a 100% refund will be issued. The guest waives any right to additional claims.
5. House Rules and Conduct
- Non-Smoking Policy: Smoking is strictly prohibited inside the accommodation. Smoking is only permitted in outdoor areas (terraces/rooftop) using the provided ashtrays.
- Quiet Hours: Guests are requested to respect the neighbors’ rest by limiting noise between 11:00 PM and 08:00 AM.
- Occupancy and Guests: The number of guests must not exceed the number specified in the booking. Overnight stays or the presence of unregistered guests are strictly prohibited.
- Subletting: Subletting the property, in whole or in part, is strictly forbidden, as is its use for commercial activities or unauthorized events.
- Private Rooftop: Access to the rooftop is private. Use of the rooftop is at the guest’s own risk. Dangerous activities or actions that compromise the safety of the structure are prohibited. The installation of tents, inflatable pools, or any unauthorized structures is strictly forbidden.
6. Check-in and Check-out
- Mandatory Documentation: In compliance with current Spanish regulations, all guests over the age of 14 must present a valid ID (DNI/Passport) and sign the mandatory traveler’s check-in ledger for local authorities.
- Schedule: Check-in is from 3:00 PM to 10:00 PM. Check-out must be completed before 11:00 AM (unless otherwise agreed).
7. Damages, Cleaning, and Utilities
- Liability: The guest is liable for any damage caused to the property or its furnishings. Costs will be deducted from the security deposit.
- Waste Management: Guests are required to remove all accumulated trash and deposit it in public containers prior to departure.
- Utilities: The price includes water, electricity, and WiFi. The owner is not responsible for temporary utility outages beyond their control (area maintenance or provider issues).
8. Pets
- Pets are welcome subject to the payment of the specified supplement.
- Animals must not be left unattended inside the property. Any damage caused will be deducted from the security deposit.
9. Limitation of Liability
- The owner is not responsible for any loss, damage, or theft of guests’ personal belongings during their stay.
- The owner shall not be liable for accidents, injuries, or physical harm occurring during the stay, except in cases resulting from a serious breach of legal obligations. Use of the facilities (including terraces and stairs) is at the guests’ sole risk.

11. Governing Law and Jurisdiction
- Applicable Law: These conditions are governed by current Spanish legislation.
- Jurisdiction: For any dispute arising from the interpretation or fulfillment of these terms, the parties submit to the jurisdiction of the Courts of Chiclana de la Frontera (Cádiz), expressly waiving any other jurisdiction that may apply.
- Data Protection: In accordance with EU Regulation 2016/679 (GDPR), guests are informed that their personal data will be collected solely for booking formalization and to comply with the legal obligation of traveler registration with the authorities (Guardia Civil/Police). Data will not be shared with third parties except as required by law. You may exercise your rights of access, rectification, or deletion by contacting info@conilcasa.es.
